Landlord Safety Certificate

 

Why should I get a landlord safety certificate?

Landlords have a legal obligation and responsibility to ensure that all gas-related equipment provided to tenants or employees is safe to use. This requires regular inspections followed by any necessary repair or replacement work.

A & M Plumbing are fully insured and certified to issue Landlord Safety Certificates.

  • Examining the physical condition and safe functioning of appliances, installation pipework, ventilation, and any flue for deterioration
  • Carrying out Gas Safety Certificate tests
  • Taking the necessary repair or replacement actions
  • A description and location of each appliance or flue that was checked
  • The name, registration number and signature of the engineer who made the checks
  • The date the checks were carried out
  • The address of the property where the appliances or flues are installed
  • Your name and address (or an agent’s where applicable)
  • Information on any safety defects and actions needed or taken to fix them
  • The results of all operational safety checks carried out on the appliances

Your safety certificate is valid for 12 months and will detail the checks carried out. This certificate can also be referred to as a CP12 certificate.
